VEGA, House of Music

Gottlieb Paludan Architects was engaged to facilitate a comprehensive feasibility study on the music venue VEGA. The project comprised several subprojects to clarify VEGA’s future operations via the development of a decision basis involving comprehensive location and financial analyses.

GPA was in charge of process and finance management and prepared the requirements specification based on analyses of VEGA’s visions, core values and needs, all of which were brought together in a draft proposal. This draft proposal formed the basis of further assessments of possible scenarios for VEGA’s future operations, including analyses of potential sites for a new VEGA together with analyses of the future potential of VEGA’s existing premises at Enghavevej 40.

On this basis, we presented four scenarios for VEGA’s future operations: own or lease current premises at Enghavevej 40 or own or lease a new build at Carlsberg. For each of the localities, we conducted a project scrutiny and location analysis based on the requirements specification. The location analysis for VEGA at Enghavevej 40 also included details of the risks and opportunities relating to the conversion of the listed building Folkets Hus in Vesterbro, just outside Copenhagen’s city centre.

The scenarios were also supplemented with financial analyses, outlining the financial consequences of owning or leasing premises at the two addresses referred to above. During the final stages, we also considered the legal and financial advantages and disadvantages for VEGA to be either the owner or the leaseholder of the company’s premises, and in this connection, we developed strategies for negotiating with potential landlords.
